How long will it take to sell
my property?
Everyone knows the “location sells” rule of real estate.
Location is certainly important; however, equally
important is condition. If you have an older property
which needs an updated kitchen, bathroom, furniture, or
paint, you need to do these things in order to sell you
property quickly and for the highest dollar amount.
Accessibility is also important. If your property
is available for rental, it may be difficult for us to show,
as we must have the renter’s permission to enter the
property. If your property is priced correctly, attractively
furnished, and easily accessible, it should sell in 3-6
months in season. If you list in the late summer,
it should sell in 6-9 months.
As there are no signs on property,
how will anyone know my property is for sale?
We
have a database of thousands of prospects, and keep them
informed of our available properties by sending out extensive
mailings, e-mails, and photos. Pictures of your property
will appear in local newspapers and free magazines picked
up by Prospects. Your property will also be on several
websites to be surfed by prospects at their leisure.
My property is on the rental program now.
How long will you be able to show it?
We try to schedule appointments between
rental guests. We do, however, call guests to request
their permission to show your property. We reward them
with wine or candy so that we may show the property as much
as possible. However, there may be times that a guest
will ask not to be disturbed. We must always accommodate
that request. So expect that rental property will take
longer to sell than non rental property.
What is the most important thing I can do to make
my property sell?
Selling your
second home is different from selling a primary residence.
Ninety-nine percent of our re-sales are sold furnished.
New purchasers want to bring only their suitcase– without
furnishings and decorating immediately. Complete any
upgrades necessary – new paint and carpet can make a
tremendous difference. Remember in a resort setting
your property is constantly being compared to new Open House
models and will seem tired and old if you don’t do your
best to perk it up. I like to tell owner’s that
for every $2,000 they spend , it will return $4,000 and for
every $2,000 buyers fell they need to upgrade they will knock
$5,000 off the price to make it worthwhile.
The second home buyer generally has more money than time and
lives hours away, so make your property turn key and it will
turn over fast for you.
How many
offers should I expect?
Normally, a property will sell with the first serious
offer. Because we educate our buyers from the beginning,
you will rarely have an extremely low offer presented.
We will, however, present all offers to you. Most are
usually not
first-time purchasers, and very often may be existing owners
purchasing rental property, or upgrading from existing property.
Do you work for the buyer or
the seller?
We work for you,
the seller. We
help the purchaser in every possible way, doing our best
to be certain that they have all the facts needed to purchase
your property.
Our foremost responsibility is to you,
the seller. Should we sell the property ourselves,
we will act fairly for both parties to complete the
transaction.
